SOLD "Strathyre" SOLD
South facing bungalow set in a stunning location in the small hamlet of Bogmoor, Spey Bay on the Moray Firth in the North East Highlands of Scotland. Built in the early sixties, this house is set in it's own grounds which would amount to approximately 0.5 acre, and situated off a small tarmac road, named South March, and has been home to the current family since 1967. The present configuration is as a 4 bedroom (one with en suite bathroom) property with front porch, hallway, bathroom, living room, kitchen and rear passage. In addition there is a small shed incorporated in the building at the rear, a standalone block built single garage, an 8'x6' wooden shed and an 8'x6' greenhouse. The property would probably benefit from some modernisation but has double glazing and oil-fired central heating throughout and is in sound condition. There is a large garden and the house has stunning views south to White Ash, south west to the Spey valley with Ben Aigan and Ben Rinness and looking west over the River Spey to the Teindland hill. There is immense potential to extend the house as can be seen by the neighbouring property which has had a recent loft conversion and gives spectacular views to the surrounding countryside.
One of the many benefits of this property's location is that it entitles the resident to become a member of the Speymouth Angling Association. This association controls permission to fish the lower River Spey from around 3 miles upstream of the river mouth with different types of permits being available including Salmon, Sea Trout and Finnock or a combination of both for the duration of the fishing season. Depending on the weather and subsequent water levels, this stretch of the river can produce some fantastic fishing with almost every fish caught being fresh run from the sea which makes for excellent angling sport.
The area is well suited to all types of outdoor activity. With the Cairngorm Mountains only an hour's drive away, hillwalking, climbing and skiing are on the doorstep, whilst in the immediate area there is Spey Bay Golf Club which is a wonderful links course with friendly members and less than 2 miles away from the property and near the mouth of the river where there is a wildlife centre which concentrates on all the wildlife local to the area. One of the most fascinating is the Bottlenose Dolphin of which there are around 130 in the Moray Firth area and which can be seen regularly off the beach at Spey Bay. Another summer visitor is the Osprey of which many pairs now breed in the area and this attractive bird of prey can also be seen regularly fishing in the river or the sea and puts on a spectacular show as it dives in to the water feet first to collect its prey. The local village of Fochabers is 3.5 miles away, Buckie 5 miles and the large town of Elgin is only 12 miles distant.
